Underpinning is one of the specialized foundation services we offer.  It involves the reinforcement of a foundation in order to increase its strength.  This is often done to repair foundation damage, but it can also be done to improve existing foundations when increased stresses are expected to be placed on it, such as when a vertical addition is built.
Foundations are damaged by changes in the soil supporting them.  These changes can naturally occur over time, or be the result of natural events such as flood, drought, or earthquakes; or they could be the result of human activity which destabilizes the soil, such as nearby excavation, mining, or mechanical failures, like water-main breaks.  It is always important to check the state of a foundation after events like these occur, and underpin them if needed, before more serious damage results.
